Why should I finance my deals through RealtyShares?

We have amassed a ready-to-deploy capital pool made up of accredited investors, institutional funds, as well as RealtyShares’ own fund. However, regardless of funding source, we will come to you as a single investor. We’ll take over all the investor communications chores for our investor pool, while you focus on closing deals. What kind of real estate projects does RealtyShares finance?
We generally focus on mid-market (<$50 million) commercial properties, often for value-add situations involving property upgrades or operational improvements. This sector has historically not been well served by the investment market.
RealtyShares finances a variety of real estate property types including multifamily residential, office, industrial, self-storage, retail, hospitality, as well as single-family residences being used for investment purposes. We generally prefer to finance properties in or near a significant metropolitan area, but it all depends on the particular situation.
RealtyShares also offers several different types of financing options. We can do secured real estate loans (both first- or second-lien positions); equity financing, usually for properties involving in-place cash flow that provide an income component to the investment; and preferred equity financing involving a preferential position in the equity capital structure but with only limited potential upside (so that sponsors retain most of the appreciation).

We go to great lengths to ensure the security of all our members and our data. Our website uses 128-bit SSL encryption technology for communications between web servers and browsers, and bank account and other sensitive information are stored remotely and accessible only through encrypted key systems. We are also regularly audited by third party security firms to ensure that our security standards are current.
What does RealtyShares look for in a sponsor?
We’re looking for sponsors with industry experience and a proven strategy and track record. Among other diligence inquiries, we run background and credit checks, and perform a thorough review of each project a sponsor brings us.
We do not try to fit you in a box, as we understand each sponsor is different. We partner with you every step of the way to understand and access your needs.
Are there any upfront fees before my project is funded?
No. You do not need to pay anything until we have secured the financing for your project.
